With large-scale infrastructure, government-led development, and early residential momentum, the northern corridor is increasingly seen as the city s next major commercial and residential nucleus. By the 2010s, the Outer Ring Road particularly the Sarjapur Marathahalli stretch became the city s most sought-after office destination. In fact, in 2014, Bengaluru absorbed more commercial real estate than Mumbai and Delhi combined, highlighting its emergence as India s strongest office market. The question now is not whether Bengaluru s commercial focus will move but where it will move next. Why North Bengaluru Stands Out All indicators point northward. Historically, every major commercial cluster in Bengaluru was triggered by government action land allocation, infrastructure creation, and policy support followed by private development. The same pattern is visible in North Bengaluru, but at a much larger scale. Two Major Growth Anchors Greenfield International Airport Spread across nearly 4,700 acres, the airport is expected to catalyse nearly 40 million sq ft of real estate development over the next decade, spanning offices, logistics, hospitality, and retail. Integrated Industrial and Technology Zones A massive 3,000-acre stretch in North Bengaluru has been earmarked for an Aerospace Park, Hardware Park, and IT Park. To put this in perspective, this land area is multiple times larger than older tech hubs such as Electronic City. Residential Development Is Already Underway Unlike earlier cycles where housing followed office development North Bengaluru is witnessing parallel growth. Large residential projects, hospitals, schools, and shopping centres are already operational, creating a self-sustaining urban ecosystem even before commercial development peaks. From a consultant s viewpoint, this early social and residential infrastructure significantly lowers risk for long-term occupiers and investors. Corporate Interest Is Rising Another strong signal is market behaviour. Large corporates exploring expansion or consolidation are actively evaluating North Bengaluru for future campuses. This early interest often precedes large-scale absorption, much like what was seen earlier in ORR and Whitefield. Conclusion: The Direction of Growth Is Clear Urban real estate history shows that growth constantly relocates toward better infrastructure, availability of land, and long-term planning. In Bengaluru s case, that momentum is clearly shifting north. The commercial centre may not disappear elsewhere, but the next chapter of large-scale growth is increasingly being written in North Bengaluru. In simple terms the cheese is moving, and it s moving north.
