Haryana Hikes Allotment Rates for Affordable Homes: Key Details & Impact

The Haryana government has revised the pricing structure for affordable housing projects under its Affordable Housing Policy. This decision aims to align property prices with rising construction and land costs while ensuring that developers can continue building budget homes across the state. Key Announcement The state cabinet approved an increase of approximately 10 12% in allotment rates for affordable housing units. The revised rates now range between ₹4,250 to ₹5,575 per sq ft depending on the city and its development category. These updated prices will apply to projects where allotments are yet to be completed. Revised Allotment Rates (City-wise) Gurugram: Up to ₹5,575 per sq ft Faridabad & Sohna: Up to ₹5,450 per sq ft High & Medium Potential Towns: Around ₹5,050 per sq ft Low Potential Towns: Around ₹4,250 per sq ft This variation reflects differences in demand, infrastructure, and development levels across regions. Why Were the Rates Increased? The government revised the rates due to rising costs in the real estate sector: Increase in land prices Higher construction material costs (cement, steel, etc.) Rising labour expenses Pressure from developers struggling to maintain project viability Without this revision, many affordable housing projects risked delays or cancellation. Applicability of New Rates Applies to new projects and pending allotments For projects where applications are already submitted, buyers may need to pay the price difference Projects where allotments are already completed remain unaffected Impact on Homebuyers 1. Higher Property Prices Buyers may have to pay ₹3 4 lakh more per unit due to the revised rates. 2. Reduced Affordability The increase may slightly impact middle-income buyers who rely on budget housing schemes. 3. Better Project Completion Chances With improved financial feasibility, developers are more likely to complete projects on time. Impact on Developers Improved profitability and project viability Encouragement to launch new affordable housing projects Revival of stalled or delayed developments Overall Market Impact Increase in housing supply in the long run Stabilisation of the affordable housing segment Balanced approach between buyer affordability and developer sustainability Conclusion The hike in allotment rates reflects the changing cost dynamics of the real estate sector in Haryana. While it may increase the financial burden on buyers in the short term, it is expected to boost construction activity and ensure the continuation of affordable housing projects. Over time, this move could help maintain a steady supply of homes for middle-income buyers.
