The year 2023 witnessed a significant surge in land acquisitions by real estate developers across India, reflecting strong growth in the property sector. According to a recent industry report, developers purchased around 1,947 acres of land through 111 separate deals, with a total value of approximately ₹32,203 crore. This marked a notable increase compared to 2022, when about 1,603 acres were acquired for nearly ₹18,112 crore, indicating a year-on-year growth of over 20%. The acquired land parcels have a combined development potential of nearly 176 million square feet, highlighting developers focus on expanding future supply pipelines to meet rising housing and commercial demand. One of the major trends observed was the sharp rise in land prices. The average cost of land transactions reached around ₹16.5 crore per acre in 2023, registering a significant jump compared to the previous year. This increase was largely driven by higher activity in metro cities and premium micro-markets. Tier-1 cities dominated the land acquisition activity, accounting for nearly 65% of total transactions. Developers are increasingly targeting well-established urban regions while also exploring emerging growth corridors to diversify their portfolios. Among all regions, Delhi-NCR emerged as the leading market in terms of both deal volume and land area. Around 415 acres were acquired in this region across multiple transactions, with a total value exceeding ₹9,000 crore. Gurgaon accounted for the largest share within NCR, followed by Noida and other nearby cities. Other major cities also saw strong activity. Bengaluru recorded substantial land purchases, while the Mumbai Metropolitan Region stood out with the highest transaction value due to premium pricing. Chennai also contributed with multiple deals, though at relatively lower land costs. The residential segment led the majority of land acquisitions, as developers focused on meeting growing housing demand. A large portion of the acquired land is expected to be used for residential projects, supported by improving market sentiment and increased buyer interest. Overall, the sharp rise in land deals during 2023 highlights renewed confidence in India s real estate sector. With strong demand, infrastructure development, and improving economic conditions, developers are actively expanding their land banks to support future growth.
