Indian Real Estate Set for ₹60,000 Crore Worth of New Launches in Q4 FY 2024-25

The Indian real estate sector is poised for a significant milestone, with new property launches worth ₹60,000 crore expected in the fourth quarter of FY 2024-25. This marks a substantial increase from ₹24,000 crore in the same quarter of the previous year. The surge in launches is driven by renewed market demand and favorable conditions post-election. Factors Behind the Surge in Real Estate Launches The fourth quarter of the financial year is historically a strong season for real estate, with heightened buyer and investor activity. Several factors have contributed to this record-breaking launch volume: Election Impact: During the Maharashtra and Delhi elections in Q3, market activity slowed, causing a 35% drop in property launches. However, post-election, demand rebounded, encouraging developers to introduce new projects. Increase in Development Activity: According to Kotak Institutional Equities, A-listed developers launched 106 million sq ft of projects this fiscal year, achieving a Gross Development Value (GDV) of ₹1.6 lakh crore, up from 88 million sq ft last year. Key Developers Driving the New Launches Several major developers are contributing to this surge in real estate launches: Prestige Estates: Expected to lead the Q4 launches, introducing ₹30,000 crore worth of inventory across key cities, including: Prestige Southern Star and Prestige Suncrest in Bangalore. Pallava Gardens in Chennai. Prestige Nautilus in Mumbai. Lodha Group: Plans to launch projects worth ₹7,000 crore, further boosting market activity. Market Outlook and Demand Trends Despite the large number of new launches, market experts believe that strong buyer demand will prevent oversupply. Seasonal Strength: The fourth quarter is traditionally a high-demand period, making it an ideal time for developers to introduce new projects. Sustainability of Pricing: Vivek Venkateshwar of Shriram Properties emphasized that the real challenge lies in whether developers can maintain pricing in response to demand. He also noted that any temporary delays in launches should not be mistaken for a decline in market demand or supply shifts. Conclusion With record-breaking real estate launches in Q4 FY 2024-25, the Indian property market is experiencing strong momentum. Increased developer activity, rising demand, and favorable market conditions indicate a positive outlook for the sector.
