UP RERA Recovers Rs 65 Lakh in Pending Dues From Builders

The Gautam Buddh Nagar administration recovered Rs 65 lakh in outstanding dues related to the Uttar Pradesh Real Estate Regulatory Authority (UP RERA) from four real estate companies in January 2019. The recovery was carried out through recovery certificates issued against the developers.

Rs 65 Lakh Recovered From Four Developers

According to officials, recovery action was taken against Supertech Private Limited, IVR Prime, Jaypee Group and UTC Private Limited.

The total amount recovered was divided among the four companies:

  • Supertech: Rs 28.58 lakh

  • IVR Prime: Rs 19 lakh

  • Jaypee Group: Rs 4.16 lakh

  • UTC Private Limited: Rs 13.93 lakh

The recovery was conducted in Dadri tehsil by revenue officials following recovery certificates issued in connection with the outstanding RERA dues.

How Recovery Certificates Work

When a developer has outstanding dues and a recovery certificate is issued, the concerned party is generally given a notice to clear the amount within the prescribed period.

If the dues are not cleared, the district administration can take recovery measures under applicable law. These measures may include attaching bank accounts or properties of the defaulter to recover the outstanding amount.

Additional Recovery Actions

The Gautam Buddh Nagar administration had also carried out recovery proceedings against other builder groups around the same period.

Officials reported that Rs 1.28 crore was recovered from three builder groups on January 16, 2019, while another Rs 1 crore was recovered from two firms on January 14, 2019, through recovery certificates.

Importance of RERA Dues Recovery

Recovery proceedings against developers demonstrate the role of regulatory and administrative mechanisms in enforcing financial obligations connected with real estate projects.

For homebuyers, such actions are particularly relevant because RERA was introduced to improve transparency, accountability and protection of property buyers. Developers facing regulatory proceedings may also be required to comply with orders and financial obligations within specified timelines.

What Homebuyers Should Check

Before purchasing a property, buyers should conduct proper due diligence and check:

  • RERA registration of the project

  • Project completion and possession status

  • Builder's compliance history

  • Pending litigation or regulatory proceedings

  • Land ownership and approvals

  • Project-related financial obligations

  • Construction and delivery timelines

  • RERA orders or complaints associated with the project

Conclusion

The recovery of Rs 65 lakh in outstanding dues from four builders in Gautam Buddh Nagar was part of administrative action based on recovery certificates connected with UP RERA. The case highlights the importance of regulatory compliance in the real estate sector and the mechanisms available for recovering outstanding amounts from developers
