Sector 76, Noida: A Premium Locality with Strong Growth Prospects

Sector 76 in Noida is steadily gaining attention as a high-potential residential and investment destination within the Delhi NCR region. The sector offers a mix of modern housing options suitable for both investors and end-users. Seamless connectivity through the Sector 76 Metro Station and key arterial roads such as Vishwakarma Road makes daily commuting convenient. In addition, the upcoming Faridabad Noida Ghaziabad (FNG) Expressway is expected to further enhance accessibility and strengthen the area s long-term real estate prospects. Property Registration Update in Sector 150 Sports City Thousands of homebuyers in Noida s Sector 150 Sports City had been facing delays in property registrations since 2021. This situation changed on January 7, 2026, when the Noida Authority began allowing registrations after receiving directions from the Supreme Court regarding conditional Occupancy Certificates (OCs). This development has provided much-needed relief to buyers and renewed market activity in the area. Supreme Court Ruling: What Changed? On November 24, 2025, a Supreme Court bench comprising Justices M.M. Sundresh and Satish Chandra Sharma approved a resolution plan submitted by the Noida Authority for Sector 150. The verdict allowed the issuance of conditional Occupancy Certificates and enabled property registrations for developers who comply with specified conditions. The court also instructed the Noida Authority to formally approve the resolution plan within four weeks. Lotus Green Constructions Pvt Ltd (LGCPL), the original allottee of the 300-acre Sports City land, plays a key role in the implementation of this plan. The company had earlier sub-leased the land to 24 developers who constructed residential projects. Under the new framework, LGCPL must submit a revised Master Plan and complete the pending sports infrastructure outlined in the agreement. Key Highlights of the Approved Resolution Plan Developers and LGCPL must clear 20% of their outstanding dues before revised building plans are considered. A revised Master Plan must be submitted within 30 days, followed by approval from the Noida Authority within the next 45 days. Sports facilities must be completed within three years, while remaining infrastructure work must be finished within five years of Master Plan approval. Developers are allowed to onboard joint venture partners or co-developers to meet financial and construction requirements. No penalties will be imposed for delays during work stoppages caused by COVID-19 (March 2020 to March 2022) or during the construction ban imposed from January 2021 until Master Plan approval. The Noida Authority will retain rights over 20% of units in each tower as security until all dues are fully paid. Conditional Occupancy Certificates allow limited possession and registrations, while final OCs will be granted only after full compliance and payment of dues. Impact on Homebuyers and Investors With registrations now open for approximately 9,000 flats in Sector 150 Sports City, homebuyers can finally proceed with legal ownership formalities. Earlier, only select towers were eligible for conditional Occupancy Certificates. This clarity has also improved access to home loans, eased resale options, and helped buyers plan possession timelines more confidently. Most importantly, the decision has restored trust among investors and end-users by resolving long-standing legal uncertainties and improving the project s future outlook. Final Outlook The Supreme Court s decision has brought Sector 150 Sports City back into focus within Noida s real estate market. However, buyers should remain cautious, as Occupancy Certificates and registrations are being granted conditionally and vary by project. It is advisable to verify project-specific compliance, OC status, and registration eligibility before making possession-related or financial decisions.
