Homebuyers in SDS NRI Township, Sector 26A, located near Noida International Airport along the Yamuna Expressway, are voicing their frustration after the developer, SDS Infracon, demanded an additional ₹10 lakh per buyer as part of a farmers' compensation fee. Homebuyers argue that this additional charge is unfair, particularly since the township remains underdeveloped. Dispute Over Additional Charges SDS Infracon has informed buyers that a Supreme Court ruling allows developers to collect extra compensation fees from homebuyers. The developer has set a charge of ₹8,746 per square meter, which has led to widespread protests among the 1,450 affected buyers. According to Tarun Sharma, General Secretary of the NRI Township Yamuna Plot Owners Association (AOA), buyers are now being asked to pay nearly four times the original plot price. He emphasized that homebuyers will not accept these charges and have called for the Yamuna Expressway Industrial Development Authority (YEIDA) to intervene. Homebuyers Concerns and Protests Buyers argue that the increased charges are due to the developer s delay in paying farmers, which caused costs to escalate. Many buyers are demanding intervention from YEIDA and the Uttar Pradesh government to: Complete their plot registrations Provide essential infrastructure Waive the additional compensation charges Infrastructure Issues and Pending Registrations Although YEIDA has issued temporary Completion Certificates (CCs) for 500 plots, most buyers cannot begin construction due to the lack of basic infrastructure. Additionally, 900 buyers are still awaiting plot registrations. Developer s Standpoint In a letter to homebuyers, SDS Infracon justified the extra charges, stating that the compensation fee is taxable and based on a Supreme Court ruling from May 19, 2022. The company claims that: YEIDA directed them to collect these charges. Buyers signed a Tripartite Sub-Lease Agreement, making them responsible for the additional compensation based on plot size. SDS Infracon has requested financial relief from YEIDA but has not received any concessions. Legal and Government Involvement On Sunday, SDS Infracon s legal advisor, Devesh Kumar, stated that the company had followed YEIDA s orders in informing homebuyers about the additional payments. However, homebuyers argue that YEIDA issued Completion Certificates and allowed plot registrations without ensuring that essential infrastructure was in place. Many buyers claim that they have already made their full payments, but the developer has failed to deliver on its commitments. Next Steps for Homebuyers Homebuyers plan to meet YEIDA CEO Arun Vir Singh next week to discuss their grievances and seek a resolution. YEIDA officials have acknowledged the issue and stated that they will review the matter and take appropriate action. The dispute continues as homebuyers demand fair treatment, completed registrations, and proper infrastructure before any additional charges are imposed.
