January 29, 2025: Residential property prices across India s major cities recorded strong growth in 2024, driven by rising demand for premium homes and increasing construction costs. A recent study by PropTiger highlights that the Delhi NCR region experienced the highest annual increase, with property values rising by nearly 49% in just one year . The report notes that increasing prices of construction materials and labour have also contributed to the surge in property rates across key residential markets. Real Estate Market Trends in 2024 According to the report titled Real Insight: Residential Annual Round-up 2024 , housing prices increased across all major cities during the October December 2024 quarter , although the pace of growth varied by location. While most markets recorded double-digit annual growth, Hyderabad saw a slowdown after several years of strong price appreciation. The surge is largely attributed to the rising interest of high-net-worth individuals (HNIs) investing in luxury residential properties. The region is also witnessing increased economic activity due to the emergence of several newly listed startups, which has strengthened demand for premium housing developments. Developers are focusing more on luxury and high-end housing projects , which has influenced overall property price growth. Rising Home Sales in Key NCR Cities Despite a nationwide decline in housing sales volumes, several NCR cities reported notable increases in transactions: Gurugram : 144% annual increase in home sales Greater Noida : 54% annual growth Noida : 3% annual increase These figures highlight the strong demand for residential properties in the region. Mumbai Property Prices Continue to Rise Residential prices in Mumbai , India s financial capital, increased by an average of 18% year-on-year during 2024. The city continues to attract wealthy investors, business leaders, film personalities, and sports icons, making it one of the most expensive housing markets in the country . Concerns Over Housing Affordability While rising prices reflect strong demand and positive buyer sentiment, they also raise concerns about affordability for many buyers. Experts believe that the increasing cost of housing could create challenges for middle-income families, particularly in a country where many homebuyers depend on government support schemes for property purchases.
