MMRDA Receives Competitive Bids for Prime Plots in Bandra-Kurla Complex

The Mumbai Metropolitan Region Development Authority (MMRDA) has attracted strong interest from bidders for three premium plots in the Bandra-Kurla Complex (BKC), designated for social infrastructure development. Through these land leases, MMRDA aims to generate a minimum of ₹656 crore. Key Plots and Bidding Activity As part of its latest land tender initiative, MMRDA has allocated three plots in BKC s G and GTxT blocks for the development of a recreational facility, an educational institution, and a hospital. Recreational Facility: Developers such as Auro Realty Pvt Ltd and Shree Naman Developers Pvt Ltd have expressed interest in this plot. The largest plot in the auction, located in G Block, spans 52,138 sq m and has a reserve price of ₹168 crore. The proposed development includes a premium clubhouse and sports complex with suites, conference rooms, an auditorium, a restaurant, and a gymnasium. Facilities will feature indoor and outdoor sports amenities, including a swimming pool, tennis court, cricket nets, football field, 400m running track, and basement parking. The permissible built-up area is 10,427 sq m. Medical Facility: Leading healthcare providers Fortis Hospitals Ltd and Jupiter Life Line Hospitals Ltd have bid for this plot. The land, measuring 10,026 sq m, is located in the GTxT Block, with a reserve price of ₹323 crore. The built-up area allowed for this project is 20,052 sq m. Educational Institution: Institutions such as D Y Patil and Bharati Vidyapeeth have submitted bids for this plot. Covering an area of 5,118 sq m in the GTxT Block, it has a reserve price of ₹164.87 crore and allows a built-up area of 10,235 sq m. Impact on BKC s Growth and Infrastructure As Mumbai s leading business district, BKC houses key corporate offices, government institutions, and cultural landmarks such as the National Stock Exchange (NSE), Securities and Exchange Board of India (SEBI), Institute of Chartered Accountants of India (ICAI), and Nita Mukesh Ambani Cultural Centre. With these new developments, MMRDA aims to strengthen the region s social infrastructure, improving quality of life for residents while boosting the commercial real estate sector. The influx of institutional investors and global interest is expected to drive robust growth in BKC s property market.
