HYDRAA Takes Action: 11 Illegal Villas Demolished, Builder Arrested for Fraud

A villa owner in Hyderabad has filed a complaint against a builder named G Vijaya Lakshmi for fraud. He realized that the builder had sold him a home built illegally on lake land. The owner made a complaint with the Cyberabad police, and a FIR was registered. The builder has been arrested. Read on to learn more. The Hyderabad Disaster Response and Asset Monitoring and Protection Agency (HYDRAA) razed 11 unlawfully constructed villas in 2024. One of the affected owners contacted the police, claiming that he paid Rs 60 lakh in November 2019 to reserve a villa in Mallampet, Dundigal. He alleged that the builder had wrongly informed him that the villa had been built in accordance with all legal requirements. However, the State Real Estate Authority later confirmed that the property was built in the buffer zone at full tank level (FTL), making it illegal. As a result, the villa was destroyed. The complaint alleged that many other innocent customers who invested in villas in the same community experienced losses ranging from Rs 65 lakh to Rs 1.32 crore. The project was supposedly approved with the gram panchayat's permission. The builder had also intended to build 250 villas in the pattern. G Vijaya Lakshmi, the builder, had agreed to hand over the homes within 15 months and to compensate for any delays with Rs 10,000 each month. Despite the fact that she delayed building, she failed to meet her pledges. The buyers also claimed that some of the completed villas were of inferior quality because the builder diverted monies for personal reasons. The builder was apprehended on January 30, 2025, at Rajiv Gandhi International Airport (RGIA) while attempting to flee the country. She was seized according to a Look Out Circular (LOC) issued by the Cyberabad police. She was then arrested by Dundigal police. Vijaya Lakshmi has been charged with fraud since 2021, including cheating, forgery, breach of trust, manipulation of facts, and intimidation. The lawsuit serves as a wake-up call for potential homeowners who should not invest in unlicensed real estate ventures. It emphasizes the significance of checking building permits before acquiring any property.
