In what may be considered an unprecedented phenomenon, Andhra Pradesh's Registration & Stamps Department observed a significant increase in property registrations in a single week. It documented the majority of transactions before the revised registration rates went into effect. According to officials, Andhra Pradesh's Registration & Stamps Department processed 68,000 property registrations and generated Rs 475.44 crore in revenue between January 27 and February 3, 2025. This development occurred as property buyers tried to complete transactions prior to the new registration rates, which will take effect on February 1. From January 27 to 31, the state administration reported 56,649 registrations and generated Rs 356.25 crore in revenue. According to official data, 11,667 registrations were made following the implementation of revised land registration rates, generating Rs 117.6 crore in income from February 1 to 3. Land prices rose in 16,997 villages, 9,054 municipal and urban wards, and remained stable in 68 villages. This adjustment occurred following the Andhra Pradesh government's decree, which indicated that new land registration prices would be imposed based on a variety of variables, including location and development activities. Notably, the State government earned Rs 7,170.62 crore from land registration between April 2024 and January 2025. It is a 7.41% decrease from the revenue generated during the same period last year. However, with the revised registration charges, the state hopes to fulfill its Rs 13,500 crore target for 2024-25. The revised land valuations could benefit both buyers and the state government. Buyers would be able to obtain bigger bank loan amounts based on more transparent land assessments. The government, on the other hand, anticipates increased revenue production, which is critical for the development of public amenities. Furthermore, financial institutions gain from more realistic appraisals of land values.
